Instead, the villas will be designed to a gentle slope, adapting to the natural topography of the land and minimizing earth movement. Geotechnical studies will inform the design to prevent the need for special foundations.
  • Efficient and High-Quality Construction: “Top Notch” will utilize conventional, high-quality building units and materials, steering clear of bespoke or “unique” suppliers that can cause delays and cost overruns. This includes metallic carpentries with a maximum height of 2.80m without motorization. We will also explore the use of prefabricated elements to streamline the construction process, reduce execution times, and control costs, ensuring a high-quality build without unnecessary complexity.

  • Two Distinct Living Zones: The home offers a large main living room for formal gatherings and a second, more casual living area in the night zone. This secondary space is versatile and can be used as a TV room, a work area, or a study.
  • Comprehensive Kitchen Areas: The culinary spaces are divided into three distinct zones: a main kitchen for daily use, a service kitchen for discreet meal preparation and catering, and an outdoor BBQ area/kitchen for al fresco dining and entertaining.

  • Ample Storage and Services: Dedicated storage rooms with built-in cabinets and shelves will be provided throughout. A separate laundry and ironing area, along with a discreet shoe rack, maintains order. An area for staff may also be provided.
  • Leisure and Parking: The outdoor swimming pool, designed for both leisure and swimming, will be approximately 15 meters in length. Its location ensures easy access to an indoor courtesy toilet. A covered and open garage area for four or more vehicles (including one with a length of 5.75m) is provided, with the possibility of future enclosure.
